SB Home Staging & Design was built on a partnership that works exactly because the two founders bring completely different expertise to every project. Mauro Segabinazzi is a licensed architect with more than five years of architectural experience in the United States and a deep background in high-end global furniture design. His architectural eye handles space planning, layout optimization, and making sure every room flows the way it should. Keith Benham is a fashion designer who graduated from the prestigious Central Saint Martins School of Art and Design in London. Well-versed in current trends, color theory, and textiles, Keith creates spaces that evoke warmth, harmony, and a luxurious feel.

Together, they sum it up simply: “Together we make your house, the buyer’s home.”

Based in Columbus with more than 20 years of combined design experience, SB Home Staging & Design serves homeowners, realtors, and developers across Central Ohio and beyond. Their services span home staging, full-service interior design, space planning, finish and color selections, furniture and décor sourcing, and project coordination for new builds and remodels. Two Warehouses, One Bigger Vision

Running a premier staging and design operation means managing a serious inventory. Furniture, textiles, décor, and design pieces for multiple active projects at a time. For years, SB Home Staging & Design operated out of two separate rented warehouse spaces across Columbus to store and manage that inventory.

It worked. But it was inefficient, it was expensive, and it wasn’t theirs.

As the business continued to grow and demand across Central Ohio built, Mauro and Keith made a decision: stop paying rent on two spaces and invest in one permanent home for the operation.


How the SBA 504 Made It Work

OSDC partnered with Park National Bank to structure an SBA 504 loan for SB Home Staging & Design to purchase a 6,454 square foot condo unit in Gahanna. The space will serve as the company’s main warehouse and corporate headquarters, consolidating two rented locations into one owned facility.

The SBA 504 is a government-backed loan program that helps Ohio small businesses purchase commercial real estate with a low fixed interest rate and a smaller down payment than a conventional bank loan. For SB Home, the 504 meant they could make a significant real estate investment without overextending the business. The fixed rate locks in for the full term of the loan, so there are no surprises down the road.
