Built on a Love for Animals and a Vision for Something Better

Dr. Lynn Grinstead has been caring for pets in the Canal Winchester community since 2005. As the 100% owner and sole veterinarian at Winchester Veterinary Clinic, she built her practice from the ground up, focusing on the full spectrum of small animal care including general wellness, dentistry, surgeries, vaccinations, allergies, dermatology, critical care, boarding, and grooming.

For nearly two decades, Dr. Grinstead has been the person Canal Winchester pet owners turn to when their animals need care. That kind of trust takes years to build. The facility to match it took a little longer.

Outgrowing What Got You Here

Winchester Veterinary Clinic had been operating out of a leased space of approximately 5,000 square feet in Canal Winchester. For a growing practice with a loyal and expanding client base, the space had simply run its course. Dr. Grinstead had a clear vision for what the clinic needed to become, and the existing facility could not get her there.

In 2016 she purchased a 4.8 acre lot in Canal Winchester and began planning a new clinic built specifically for the way modern veterinary medicine should be practiced. Construction started in 2017 but hit complications and delays that brought the project to a halt for three years. In 2021 the project got back on track, and in 2022 Winchester Veterinary Clinic opened the doors to its new home.

A Facility Built for the Future of Veterinary Care

The new clinic is 10,820 square feet, more than double the size of the previous location, and fully owner occupied. The layout was designed intentionally to improve workflow, increase efficiency, and raise the standard of care for every patient that walks through the door.

The new facility includes several examination rooms, private offices, a dedicated dental suite, a grooming area, an outdoor play yard, and expanded boarding facilities for both dogs and cats. A second floor 1,209 square foot apartment supports overnight staff attendance for boarding and hospitalized patients, something the old space never made possible.

The new clinic also adds Doggie Daycare to its list of services and practices fear free housing by providing separate holding areas for dogs and cats. Two additional exam rooms over the previous facility give Dr. Grinstead the capacity to serve more patients without sacrificing the quality of care her clients have come to expect.

How the SBA 504 Made It Work

The new facility was originally financed through two SBA 7(a) loans. The SBA 7(a) is a flexible loan program that helped get the project done, but it comes with a variable interest rate, meaning payments can shift over time as rates change.

OSDC partnered with WesBanco to refinance both existing SBA 7(a) loans and roll everything into a single SBA 504 loan. The SBA 504 is a government-backed loan program that helps Ohio small businesses purchase and refinance commercial real estate with a low fixed interest rate locked in for the life of the loan.

For Dr. Grinstead, consolidating into one fixed rate loan means predictable payments, no surprises, and the ability to build real equity in a property she owns. The new facility is not just a place to practice. It is an asset that grows in value alongside the practice itself.

What Comes Next

Winchester Veterinary Clinic now has the space, the layout, and the financial foundation to serve the Canal Winchester community for decades to come. Dr. Grinstead built this practice one patient at a time. Now she has a facility worthy of everything she has built.

If your Ohio business has outgrown its space or is carrying variable rate debt that is making it hard to plan ahead, refinancing into an SBA 504 may be worth a conversation.
